How the ratio is built

DSCR is gross monthly rent divided by the full monthly payment. The payment is PITIA: principal, interest, taxes, insurance and any association dues. Divide one by the other and the quotient is the ratio: at 1.10 the rent runs 10% above the full payment, at 0.98 it falls 2% short, and at 1.0 it covers it exactly. Nothing about your personal income, your returns or your debt-to-income enters that calculation, which is the entire point of the program for a self-employed or heavily leveraged investor. Which PITIA component decides a Pennsylvania deal

Taxes. In most states the tax line is predictable enough to estimate from a percentage of price. In Pennsylvania it is the wildcard, because the assessed value your millage applies to is pegged to a county base year that may be a decade or more old, and the Department of Revenue's own common level ratio factors run from 1.00 to 17.86 across the Commonwealth. Two properties at the same price in adjacent counties produce different assessed values, different bills and different ratios. What rent counts

Two documents establish rent. A signed lease establishes actual rent on a tenanted property. On a vacant unit, or where the program requires market support, the appraiser completes a Form 1007 single-family comparable rent schedule, and the underwriter uses the lower of lease or market rent in most grids. Short-term rental income is documented differently, usually from a trailing-12 operating history or a third-party projection, with a haircut applied. Bring the lease, the rent roll if it is a 2-4 unit, and any short-term booking history to the first conversation.

Credit, reserves and the property's condition still matter. What disappears is the income documentation, which is why Pennsylvania investors who write off aggressively on Schedule E reach for this program after a conventional lender declines them on paper income that has nothing to do with the deal.

DSCR or a conventional investor loan?

On your first two or three Pennsylvania doors a conventional investor loan is frequently the cheaper route, and we will say so. Fannie Mae allows up to 10 financed properties, and if your tax returns support the debt-to-income, conventional pricing is hard to beat. DSCR wins when the returns do not support it, when you want LLC title from day one, when you are past the property-count ceiling, or when the timeline will not survive a full income underwrite. 1.0 clears most grids, meaning the rent exactly covers the full PITIA payment. Stronger ratios open better structures, and some programs go below 1.0 with a larger down payment. The underwriter documents the property's rent, the full payment, your credit, your down payment and your reserves. Can I close a Pennsylvania DSCR loan in an LLC?

Yes, and at the first closing rather than after a seasoning period.
